Job Description
Position: Maintenance Technician
Location: Denver, CO
Primary Responsibilities: The Maintenance Technician is responsible for completing post-occupancy repairs, renovations, and general maintenance in single-family rental homes. This role supports the resident experience by resolving maintenance issues efficiently and professionally while maintaining the property to company standards.
Skills & Competencies:
• 3+ years of maintenance or handyman experience
• Knowledge of general construction, home repair, and renovation practices
• Working knowledge of HVAC, plumbing, and electrical systems (preferred)
• Fair Housing Certification (preferred or willingness to obtain)
• HVAC Certification (preferred)
• Strong customer service and communication skills
• Organized and capable of managing multiple work orders efficiently
• Strong technology acumen with the ability to learn and adapt to various apps and software tools
• Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook); advanced knowledge preferred
• Valid driver’s license, proof of insurance, and reliable transportation for site inspections and other duties
• Reliable personal transportation for traveling to job sites and picking up supplies
• Ownership of basic handyman tools required
Essential Job Functions:
• Perform preventative, corrective, deferred, and emergency maintenance on assigned properties
• Address repair and renovation needs in occupied homes following move-in or service requests
• Collaborate with property management and the Maintenance Field Manager to complete service needs efficiently
• Complete assigned punch lists and correct deficiencies identified during inspections or resident occupancy
• Document work completed in the work order system and report to supervisor
• Observe safety protocols and report unsafe conditions to management
• Provide professional, courteous service and show empathy when responding to resident concerns
• Use equipment and materials in compliance with OSHA and company standards
• Other duties as assigned by the supervisor or leadership team
Key Metrics & Responsibilities:
• Daily and weekly work order completion rate
• Number of rescheduled service appointments
• Number of repeat visits to resolve the same issue
• Resident satisfaction with maintenance experience
Physical Requirements:
• Must be able to work in office as regularly scheduled - Capable of working extended hours, including evenings, weekends and holidays as necessary.
• Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
• Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
• Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
• Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
• Must have finger dexterity for typing/using a keyboard.
Environmental Requirements:
• Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays.
• Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety
reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
• Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations
resulting from the proper performance of duties.
