Job Description Overview: Brookfield Residential’ s Summer Internship Program is designed to provide students with a unique opportunity to learn, grow, and contribute to the success of our projects and operations. This internship program is open to highly motivated and driven students who are eager to explore the development and residential real estate industry, gain practical experience, and make meaningful contributions to our team. The Summer Internship Program will begin on May 4, 2026 and conclude on August 21, 2026. Key Responsibilities: Financial Modeling: Assist in creating and maintaining financial models for potential and operational land development projects, including cash flow analysis and forecasting. AI & Automation: Assist in developing simple AI models and tools to streamline analysis and support business decision-making. Work with cross-functional teams, including project managers and legal advisors, to ensure alignment on investment objectives Complete GIS Mapping and overlays in Bluebeam Request proposals from consultants for required studies Prepare agendas for municipal meetings, consultant meetings, internal project reviews, weekly land meetings. Review municipal policy documents Maintain municipal policy tracker and advise if there are any major changes Prepare material for community meetings and council presentations Conduct research on real estate market trends, property values, and economic conditions to identify and support potential market opportunities. Maintain land acquisition tracker and asset tracker updates Maintain cost benchmarks for roads, sewers, grading, utilities Lot yield analysis support Compile weekly and monthly development reports Analyze financial and market data to identify trends, risks, and opportunities related to project performance and investment returns. Create project summary sheets showing stage, risks, timeline, key approvals. Work closely with the investments team to prepare IC presentations, and summaries for senior management and key stakeholders. What you'll Bring: Currently enrolled in a Bachelor's or Master's program in a related field (e.g., Real Estate, Construction Management, Business, Architecture, Engineering, Urban Planning). Strong analytical and problem-solving skills. Excellent communication and interpersonal skills. Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint). A keen interest in real estate and development. Self-motivated, eager to learn, and a strong team player. A positive and can-do attitude. Ability to work 40 hours per week Monday – Friday.
